if you're using appraisal to make buying decisions, then don't take the chance.
you need to have some idea of who would buy the domain, why they didn't buy it already
and why would they pay hundreds more to buy it from you.

You really don't.
It can take years and years of experience, and even then there is no guarantee.
Let's take a vertical, say homes.
Homes.com = worth millions.
DebbieSellsHomesInDallas.com = worthless
It's everything in between those two extremes that is the hard part.
In general though the larger the pool of potential end users, the more likely a domain is to sell.

Just one simple question that you need to ask yourself:
- What type of website can I make from the name and who will be my potential buyer?
FORGET all other nonsense:
- How many extensions are taken
- High appraisal value
- Brandpa, Atom approved
- Etc...
You really don't.

Any business model needs to be repeatable over time to be sustainable.
You would need like a 50% sell-through rate for that math to work.
