Good explanation and from what I see you did your homework well, very well explained and it is important to see the sales of other domains that begin with eth to know approximately prices, eth.paris for 50k is fine but eth.pink for 45k I find it expensive
Each domain costs what someone is willing to pay for it.
Keep doing your homework and researching and finding a buyer for your domain.
I would ask for 30k but I would accept 15 even 10k for eth.How do I see it as a fair price
